What Buyers and Sellers Should Know About the July 2026 Housing Market

by Karen Gomez PA | July 13, 2026 | July Market Update

What Buyers and Sellers Should Know About the July 2026 Housing Market

The July 2026 housing market is giving buyers and sellers a new set of conditions to navigate. Here’s what today’s market means for affordability, pricing, inventory, and timing.

The housing market in July 2026 feels different from the fast-moving, low-inventory market many buyers and sellers remember from just a few years ago. Mortgage rates remain elevated, home prices are still high in many areas, and affordability continues to shape nearly every real estate decision. At the same time, there are signs that the market is becoming more balanced, giving prepared buyers and realistic sellers a clearer path forward.

For consumers, the key takeaway is simple: this is not a market to navigate by headlines alone. National trends can provide helpful context, but local conditions, property type, price range, and personal financial readiness matter more than ever.

The Market Is Moving, But Carefully

The latest national data shows that buyers have not disappeared from the market. Existing-home sales increased in May 2026, reaching a seasonally adjusted annual rate of 4.17 million. The National Association of REALTORS® reported that May existing home sales rose 3.2% from the prior month and were also up 3.2% from one year earlier. At the same time, the national median existing home price reached $429,300, a 1.3% increase from the previous year. (NAR)

That combination tells an important story. Sales activity has improved, but affordability remains a challenge. Buyers are still active, but many are being more selective. Sellers can still find serious buyers, but pricing and presentation matter.

Inventory is also improving modestly. NAR reported 1.55 million housing units available at the end of May, up 3.3% from April and up 0.6% from May 2025. That represented a 4.5-month supply of unsold inventory. (NAR) While that does not mean buyers suddenly have unlimited options, it does suggest that the market is less constrained than it was during the most competitive pandemic-era years.

Mortgage Rates Are Still Driving Buyer Decisions

Mortgage rates remain one of the biggest factors influencing the July 2026 housing market. Freddie Mac reported that the average 30-year fixed-rate mortgage was 6.49% as of June 25, 2026, while the 15-year fixed-rate mortgage averaged 5.84%. Freddie Mac also noted that rates had remained relatively stable over the prior six weeks. (Freddie Mac)

For buyers, that stability can be helpful, but rates in the mid-6% range still have a major impact on purchasing power. A buyer who could comfortably afford one price point at a lower rate may need to adjust expectations, increase their down payment, consider different locations, or look at homes that offer better long-term value.

This is why pre-approval is so important in the current market. Buyers should not rely on rough estimates or old assumptions about affordability. A current conversation with a lender can help clarify monthly payment, closing costs, loan options, and rate-lock strategies.

Buyers May Have More Room to Compare

One notable shift in 2026 is that buyers in many markets may have more breathing room than they did in previous years. Realtor.com reported that the national median asking price fell 2.5% year over year in June 2026 to $430,000, marking the eighth consecutive month of annual declines in asking prices. The same report found that pending sales rose 3.7% year over year, suggesting that buyers are responding when homes are priced realistically.

This does not necessarily mean home values are falling everywhere. It does mean sellers are adjusting expectations in many markets. Buyers may have more opportunities to compare homes, watch for price adjustments, negotiate repairs or terms, and avoid rushing into a decision that does not fit their budget.

Still, attractive homes that are well priced can move quickly. Redfin reported that U.S. home prices were up 2.0% year over year in May 2026, while the number of homes sold rose 5.2% and the number of homes for sale rose 0.7%. In other words, the market is not frozen. It is simply more disciplined.

Sellers Need a Smarter Pricing Strategy

For sellers, July 2026 is not the time to “test the market” with an unrealistic price. Buyers are watching monthly payments closely, and many have access to more listing information, price history, and competing options than ever before.

A strong seller strategy starts with accurate pricing. That means reviewing recent comparable sales, current active listings, pending sales, condition, location, updates, and buyer demand in the immediate market. A home that is priced correctly from the start can still attract strong attention. A home that starts too high may sit longer, require reductions, and lose momentum.

Presentation also matters. Clean photography, thoughtful staging, strong curb appeal, and clear marketing can help a listing stand out. In a more selective market, buyers are often comparing not just price, but overall value.

What Homeowners Should Watch This Summer

Even homeowners who are not planning to move right away should pay attention to the July 2026 market. Home equity, local inventory, buyer demand, and mortgage-rate trends can all affect future decisions. Homeowners considering a sale later this year may want to begin preparing now by addressing maintenance, improving curb appeal, and understanding their current home value.

For buyers and sellers alike, the national housing market is best described as active but cautious. Buyers are looking for value. Sellers are adjusting to a more selective audience. Mortgage rates remain a major affordability factor. Inventory has improved, but conditions vary widely by location.

Bottom Line

The July 2026 housing market offers opportunity, but it rewards preparation. Buyers should know their numbers before shopping, compare homes carefully, and focus on long-term affordability. Sellers should price strategically, prepare their homes thoughtfully, and pay close attention to local competition.

Because every market moves differently, the smartest next step is to speak with a trusted real estate professional who understands your area, your goals, and the current conditions affecting buyers and sellers in your price range.
